Fairfield is largely Edwardian and interwar, and a lot of it is solid brick — red brick and clinker, with rendered and roughcast sections, timber windows and verandah posts, and weatherboard homes mixed through the streets closer to Northcote. That mix matters more than it sounds, because brick is the one surface where the wrong decision cannot be undone. Once unpainted brick has been coated, it is coated for good: the paint traps moisture in the wall, and every repaint after that is committed.

Quoting without a visit. Painting needs someone to look at the brickwork, the render and the timber — photographs hide drummy render, failed pointing and rot behind a verandah post. Handyman and repair work is different: for most of it we can give you a rough guide over the phone or from a few photos, and confirm it on the day.
On a solid brick house the paint work is mostly timber and render rather than walls — windows, sills, eaves, fascias, verandah posts and the front fence, plus rendered sections that go drummy in patches and have to be found and made good before coating. Where brick has already been painted, the job is maintaining it properly rather than debating it; where it has not, we will tell you what you are committing to before anyone opens a tin. Inside, the Edwardian and interwar houses are lath and plaster, so cracks along cornice lines and around openings usually have a cause behind them. One local quirk worth knowing: Fairfield sits across two councils — most of it in Darebin, part of it in Yarra — so if you are checking anything with the council, confirm which one covers your street first.

Painting is quoted per job, after we have seen the property. On an older house the preparation drives the number more than the paint does, so a quote given without looking is a guess.
Handyman and repair work is booked by time. A half day is four hours on site at $90 an hour — $360. A full day is $640, which works out at $80 an hour, and applies once a full day is completed. Materials are charged separately. Prices are for business hours, Monday to Friday.

Think hard before you do. Painting unpainted brick is a one-way decision — the coating traps moisture in a wall that was designed to breathe, and from then on the house is committed to being repainted every time the film fails. It can look excellent and there are good reasons people do it, but it should be a considered choice rather than something added to a quote. If the brick is already painted, that decision is made and the job is maintaining it properly.

Usually because it has lost its bond with the brick behind it. Tap it and it sounds hollow — drummy, in the trade. Painting over drummy render hides it for a season and then the new coating comes away with the render underneath. The fix is finding the loose sections, cutting them out and making them good before anything is coated.
The useful first step is having someone walk the property and tap the render and the timber. It takes about half an hour, it is free, and it is the difference between a quote and a guess.
