Preston is a different job from the period suburbs south of it. There are Edwardian and interwar homes toward the Thornbury end, but a large share of the housing is post-war — brick veneer and weatherboard from the late 1940s through the 1960s, with townhouse infill through the newer streets. That era brings its own list: steel-framed windows that rust from the inside out, painted brick that has been recoated too many times, and eaves and soffit linings that need identifying before anyone puts a sander near them.

On a post-war house the recurring exterior jobs are fascias and barge boards, eaves, window frames and the front fence, plus weatherboard repair where boards have gone at ground level. Steel window frames from the fifties and sixties are the ones people underestimate: they rust under the paint, the rust expands, and the paint lifts in the same places every few years until the frames are properly prepared back to sound metal and primed for steel rather than timber. Inside, the plaster is generally more forgiving than in the period suburbs, so interior work runs faster and cheaper here than the same job three suburbs south.
Australian homes built or renovated before the late 1980s can contain asbestos cement sheeting, and eaves linings, soffits and some wall sheeting are among the common places it turns up. Undisturbed and painted, it is not a hazard. Sanding, cutting or drilling it is. If we are not confident about a material we say so and stop rather than guess, and removal is a licensed job, not a painting job.
