Servicing Clifton Hill 3068 and the surrounding inner north. No callout fee.
Clifton Hill is one of the most consistently period suburbs in the inner north — single and double-fronted Victorian terraces, grander detached Victorians around Darling Gardens, and Edwardian and interwar homes toward the Merri Creek end. What catches people out is that one house is often three different substrates at once: a rendered or brick front, timber windows and verandah, and weatherboard down the side or across the rear. Each one wants a different preparation and a different product, and a quote that treats the house as one surface is a quote that will not last.
Melbourne City Maintenance has worked across the City of Yarra since 2005 on exactly this housing. We come to you, look at the property properly, and tell you what it actually needs before anyone quotes a number.

Coverage. All of Clifton Hill 3068 — the streets around Darling Gardens, either side of Queens Parade, and down the hill toward Merri Creek and the Yarra. Fitzroy North, Collingwood, Abbotsford and Northcote are all part of the same run for us.
Travel. No callout fee. Clifton Hill is well inside the area we work in every week, and you are not charged for us coming out to look.
Timing. We do not take same-day work. We agree a start date with you based on what the job actually needs and what is already booked in. Most enquiries get an answer the same day, and you get a real date rather than a window we might miss.
Quoting without a visit. Painting needs someone to look at the plaster, the existing paint and the timber — photographs hide the things that decide the price, particularly on a house with three different surfaces. Handyman and repair work is different: for most of it we can give you a rough guide over the phone or from a few photos, and confirm it on the day.

Much of Clifton Hill sits within a City of Yarra heritage overlay, and for some properties a change to external colours or finishes visible from the street needs approval. Repainting in the existing colours is usually treated differently to changing them — it is a short conversation with the council that avoids an expensive one later. The other recurring issues are the ones that come with age rather than the overlay: hairline cracks in lath and plaster that return through new paint if the movement behind them is not dealt with, timber sash windows that have been painted shut, and rot in verandah posts and the bottom of weatherboards where they meet the ground. The streets are narrow and off-street parking is limited, so access gets planned before the job starts rather than on the morning.

Rendered and brick fronts, cast iron, timber sash windows and verandahs, including the preparation and repair that decides whether the finish lasts three years or ten. More on exterior painting.
Full houses, single rooms, ceilings and decorative plaster. Cornices, arches and ceiling roses are cut in by hand — they lose their detail under thick paint and it does not come back. More on interior painting.
Cracks in a period home usually have a cause behind them. Filling and painting over one buys you a year. We find what is moving first. Plaster repairs in Clifton Hill.
Rotten and split boards, sills and verandah timbers cut out and replaced before painting, rather than filled and covered over. More on weatherboard repairs.
Painting is quoted per job, after we have seen the property. On an old house the preparation drives the number more than the paint does, so a quote given without looking is a guess.
Handyman and repair work is booked by time. A half day is four hours on site at $90 an hour — $360. A full day is $640, which works out at $80 an hour, and applies once a full day is completed. Materials are charged separately. Prices are for business hours, Monday to Friday.
Quotes are free, and we will tell you if something can wait a season rather than being done now.

It is worth a call to the council before you commit to a scheme rather than after — a short conversation that avoids an expensive one.
No. There is no callout fee and quotes are free. Painting is quoted after we have seen the property, because on an old house the preparation is what drives the price. Because filling a crack treats the symptom. Period homes are lath and plaster, which moves, and cracks along cornice lines, around door and window openings and across ceilings usually have a cause behind them. Finding the cause first is the difference between a repair that lasts and one that reappears next winter.
Old houses hide things, and a house with three different surfaces hides more than most. The useful first step is having someone walk the property and tell you what is actually there — which is free, and takes about half an hour.

I’d recommend Bill was responsive, timely and did a great job at our place repairing a ceiling and repainting. We were super happy with the job and he’d be first on our list to call back for any future work. Thanks, Bill!
